An Abstract House by ALT Arquitectura

Posted: 18 Apr 2011 09:19 AM PDT

Ready for its final curtain call, the next house is an enigmatic piece, which stands on a small hill. Designed by ALT arquitectura the Martin House is located in Madrid, Spain.

From the beginning of the project this house was thought to be a unique place, to be an example of function and not beauty. The architects managed to do so by creating a black box with holes instead of windows, a house that appears out of nowhere.

This two-story house has an elevated fold, that creates an artificial skyline, hiding the surrounding homes. Moreover, the first level is mainly one big open space that lodges the kitchen, living and dining areas. The house has a simple, neutral palette that creates the feeling of a light place. You can also see some pieces of furniture that seem to come out of the floor such as the dining room tale.

The Martin House is a truly unique piece that surprises with its shape and abstraction, more than it would have if it were a “nice home”.

How to buy a house at auction

Posted: 17 Apr 2011 03:53 PM PDT

There are a number of differences between buying a house at an auction and the traditional method of buying a house. It is important to learn about the entire procedure before making any moves. There are a number of tips which could be helpful in knowing how exactly one can buy a house at an auction.

First, one needs to look for properties which will soon be going on the auction block. One could look at the local newspapers for information or find out over the phone regarding the properties which are going to be auctioned. One could even get this information by calling the local auctioneers and check whether they know of any auctions. One should then drive past the houses which have been identified to know what condition they are in. It is also important to do so in order to know the neighbourhood conditions.

If one is seriously interested in a property, they can have an arrangement to get the home inspected. One could even compare the prices of the property to other houses in the neighbourhood. This gives a relative value to the house one is interested in. Once the auction is over, there is usually not much time left. One should therefore have all the financing in place before the auction. In most cases, the seller wants to close within two weeks or thirty days.

One should also get a certified check to cover for the 10 per cent deposit amount in case one is the winning bidder. Deciding on a bidding amount prior to the auction is very essential. One should determine how high they are willing to go to get the house and then make sure they do not go over that amount. It is normal to get carried away due to excitement and competition at the auction but one needs to strictly watch out for the budget. One should not exceed the amount that has been pre-approved unless he is willing and prepared to pay the difference out of personal finances.

It is extremely important to read the terms of the contract. The methods of payment, charges being levied, etc are all stated in the contract. It is important to read it in order to know what terms and conditions one is agreeing to. It is also important to listen to the auction announcements carefully and making the correct decisions.{picture from primelocationblog}

What is the best time of year to sell a house

Posted: 17 Apr 2011 02:32 PM PDT

According to property agents, there are several times of the year when one can get a better price on the house than at others and when they sell comparatively quicker than other times. It is a well-known fact that the sale of properties is highest during the spring months, from April to July. It has been observed that the number of houses that sell during spring and summer months are double the number of houses which are sold during the fall and winter months. One of the reasons for this is because parents tend to take advantage of the time when the kids are off school.

However, this is not necessarily the best time to sell. This is because of the simple reason that everyone has the same thinking and they try and sell their homes during this period. As a result there are a number of properties on sale in the same peak period. In winter months, the number of houses for sale is much lesser than what they are in the summer months. According to estate agents, if one sells his house between Halloween and New Year's, there are chances that the house will be sold faster and fetch a price closer to the asking price. According to agents, the autumn buyers have waited through the entire busy season for a better deal.

Another major reason why people would want to buy towards the end of the year is because they want to take advantage of the IRS regulations. Under IRS regulations, a person selling his home has 180 days to close another sale if he wants to defer taxes on the profit from his sale.

Besides the seasonal considerations which include the time of the year and holidays, there are a number of other factors which can affect home sale prices. The sale of houses goes up when the interest rates fall. When the interest rates fall, more people are willing to finance larger amounts and are more likely to agree to the asking price. In short, anything that improves the local economy will help in the selling process and anything that depresses the local economy makes it a good time to buy and a bad time to sell houses. It is important to have an understanding of these factors to be able to know which is the best time of the year to sell the house.{picture from concurringopinions.com }
