Tips to Handle the Challenge of Home Shopping Successfully

Posted: 06 Oct 2010 08:07 AM PDT

Are you looking to buy a property? Is this your first home shopping experience? Regardless of whether it is or it isn't, shopping for a home can be quite an overwhelming task unless buyers have a clear roadmap to guide and direct their steps. With the help of this article, readers can become aware of the basics involved in home shopping and learn how to exercise common sense and good judgment when making a decision.
The following tips will stand the buyer in good stead when home shopping.

Pre-approval on your mortgage is the first step you need to take when shopping for a house. If you don't know the loan amount you will get, you will be house hunting blind – not really the advisable thing to do. When you have a budget you know exactly what to look for rather than wasting time on finding properties you simply cannot afford. Pre-approval on your mortgage is also important for another reason; you will be hard pressed to find sellers who will even talk to you without a pre-approval in hand. You can even negotiate the price down with the seller if you go with a pre-approval in hand because you come across as a serious buying in a better bargaining position.

When checking mortgage rates and fee structures you need to look carefully at pre payment fees. This is a kind of penalty levied by the lending institution to make more money off you and comes into force when you want to sell before your mortgage is fully cleared up. There are companies that offer mortgages without the pre payment fee penalty clause.

Adjustable rate mortgage or ARM for short is what you need to focus your attention on. An excellent rate will allow for monthly payments and interest rates to adjust simultaneously ensuring that the interest rates changes do not affect your monthly payments. Look for a margin rate of 3-5 percent, anything higher means you will be paying out big time.

Always set a realistic budget for your home shopping venture. You need to be able to afford the monthly payments on your loan without struggling month on month to meet the payments. Life can become very stressful and a real drag if each month brings nothing but money worries. Mortgage lenders may try to talk you into taking out a bigger loan and its easy to get suckered in with all the smooth patter they give you. Don't fall for it!

Never go in blind when planning to take out a mortgage, do some research first to know what questions to ask. Always negotiate the terms of the mortgage loan you are taking. Don't make the mistake of taking the lender's word as final, talk him down intelligently and you will be pleasantly surprised with the outcome.

Home shopping is a challenge but with these useful tips to serve as a guideline you can handle the experience successfully. Do your homework, stick to your budget and negotiate like a pro – good luck!

The Equipment Needed for Home Painting

Posted: 06 Oct 2010 07:50 AM PDT

It would be great to know that for a proper home painting, the existence of a brush and a bucket of paint should b e enough. In this way you can get ready for home painting in a matter of minutes. But this task will require in all situations a little bit of more planning and other stuff to attend to in case you want this job to be run in a smooth way.

To start with, there is the need to have a ladder or something to safely improvise into a climbing device, but this impro (that many times end up with a table or a chair) will mostly make you feel pains in the neck and back.

The safest way however to do a home painting, especially for ceilings and unreachable corners, is to use a ladder to climb on. When buying one you should consider to buy the one to hold your weight and the weight of the paint you are going to use.

You should buy also some buckets to have them ready to mix the paint as well as cleaning the brushes after the home painting project is over. Do not get cheap in using jars for paint mixing and brush/roller rinsing as there isn’t enough space to do a proper cleansing for either of them.

Tape to cover the things that do not need to be touched by the paint is also a must. Therefore you should cover the window sills, the boards used for skirting, or the area that are covered in carpets. The masking tape will allow you to obtain a proper cleaning after taking care of the mess with the simply peeling off the tape.

The furniture that is kept inside should be also taken care of and you can reach to protect it buying covers in case you do not have old sheets that you can use for the sake of protecting the furniture and the floor from splatters of paint. It doesn’t matter how good of a home painting artist you are, at a certain moment you would drop some paint by accident, thus is better to be assured that everything is covered.

Another useful tip – protect your eyes with some safety glasses when reaching to have the home painting on the ceilings. Make sure as well to wear an overall, the disposable one (that is also very cheap) is maybe the one to be preferred over another type that needs washing.

Different Types of Indoor Palm Plants

Posted: 06 Oct 2010 07:46 AM PDT

There are numerous plants that grow well within the confinements of a room, one such plant is the indoor palm plant. This plant only grew in the wild until it was cultivated some hundred years back. This palm plant become one of the best house plants due to the fact that it could survive and grow quite well with minimal sun and within confined areas.

The palm plant is one of the most common house plants which grow well even with minimal care and is good for those people who are out to make their houses acquire a tropical look.

There are various palm plant varieties that grow indoors but the most common ones are the Rhapis excels, Howea forsteriana and Chamaedoreas. Most people who have palm plants in their homes rarely know which type of palm plant they have. For your own knowledge and in order to best care for your plant it may be necessary for you to know which exact type of palm plant you have.

The best place to begin with is the trunk. It is usually differs between different species of palm plants. The Rhapis excels better known as lady palms are usually known to have tiny slim trunks which grow as one to create a clumping palm. On the other hand the Chamaedorea Costaricana grows out from one trunk while the Chamaedorea radicalis palm plant does not have any trunk.  Howea Forsteriana otherwise known as Kentia palm also grows out from one trunk. However it is common to find four of them grown together making it look like the clumping plant.

Another way to recognize and differentiate between different palm plants is through the size. It is very important to know exactly if the small size of a plant is because of its young age or the kind of species it is.  Chamaedorea radicalis is known to be small in size when fully grown and does not grow beyond four feet.  Lady palm grows between 5 to 7 feet when fully grown while Rhapis Multifida gets to about 6 feet in height.

The most common palm plants that grow beyond 10 feet in height can either be Chamaedorea costaricana or a Chamaedorea glaucifolia. The latter is known to grow up to 15 feet in height. Another tall palm plant that can grow up to 14 feet is the R. humilus.

The leaves will also tell you which species of the palm plant you have. To begin with the Kentia palm plant looks like a miniature palm tree. Its leaves are feather like and hang in a horizontal direction from the stem. The Chamaedorea glauciolia has the same type of leaves as the Kentia palm but it is much taller. The lady palm is easily recognized due to its short leaves that grow out in a semi circular shape. The Chamaedorea radicalis is quite unique due to its bright orange seeds.

It is advisable to get indoor palm plants that do not grow too tall as they can reach the ceiling.

Architectural Pendant Lights by Flos

Posted: 06 Oct 2010 07:39 AM PDT

There is an old saying telling "it's what's on the inside that counts" and this definitely counts for these lamps. The Italian company Flos decided to change the ordinary look of their lamps and designed something new and special, unseen so far. Marcel Wanders is the person who created and accomplished the idea of lamps like these. They combine both modern and antique. Basically the device outside has semi-spherical shape while the whole inside part is decorated with different antique motives. This is definitely something innovative from Fios because no-one has created such piece of art so far. It is extremely hard to mix up modern with antique.
