The Real Worth of Your Home

Posted: 01 Oct 2010 08:16 AM PDT

Location is a very important factor when you are trying to figure out whether your house will sell right away or if it will remain on the market for quite some time. Since these are hard economic times, the location is not always the most important factor any more. The main consideration becomes the price. More and more consumers now are just more concerned with finding a home that they can easily afford.

The houses that get consumers' attention are the ones that are new on the market. The usual thing for agents to do is to do everything they can to market the property. They use email advertising and conduct open houses. There are also some home sites that have 'newly listed' categories that the houses can get listed after. But the fact is that after a while the newness of the listing will pass and so will the attention that it is getting. The more time a house spends on the market, the more that buyers will feel that it is worth a lower offer. It can be very discouraging for a seller when the wait takes forever. There could be postponements on the plans that they have made to move to a new house. Some sellers even go ahead and accept a low offer because they just want the wait to end.

To make sure that you are not a victim to these circumstances, make sure that the price of your home sells it. Most sellers do not consider this. Try to notice the houses in your area that were recently sold. See which of these are almost like yours when it comes to the age, amenities, and size. This will provide you with a picture of the worth of your house. If you find a lot of homes that are being sold in your area, you should consider pricing it more competitively so that you can get the buyers' attention.

The fact, while it is hard to believe, is that under-pricing your home is actually the key to helping you get tat maximum amount. This sounds like a crazy thing. Say for instance that you have a property that is in a good area and the houses that are similar to yours have been selling for about $190,000. The right price to start with can be $172,500. Buyers who wish to score a good deal will make you an offer right away. You will gladly end up with a bidding war and this will end up netting you a higher price.

Those who are planning to put their houses for sale should commission an appraisal by a licensed professional. Real estate brokers and agents can conduct a comparative market analysis but this is different from an appraisal since the licensed professional appraisers are more trained than they are. The appraiser knows all the techniques and the standards that houses should meet. The appraisal may not be the same as you think your house is worth but at least you have a better idea of how much you can get.

Choosing the Right Color for Your Home

Posted: 01 Oct 2010 05:31 AM PDT

Choosing a color that you want for your home is not easy.  It is actually very confusing once you see the wide array of colors displayed attractively in the market, and because of this, your original plan might suddenly change.

When you have decided to change the color of your walls, find out over the Internet what color suits your place best.  Most home improvement websites have exhibits showing different colors of paint painted on walls so you'll have an idea how they will look like in your own home.  After you have chosen a color, you may print the pictures out and bring it to the store when you're ready to make a purchase.  You may also contact your favorite DIY shop or hardware store and ask if the color of the paint that you want is available.

When you are buying paint, choose a time when you are in a good mood.  The color that you choose will reflect your mood at the moment.  You will surely not go for vibrant colors if you are unhappy or depressed.  If you will let your emotions make you decide which color to pick, you might regret it once you have rolled the paint on your walls.

Before inviting guests to your home, it would be nice to prepare it first.  Don't buy paint only a day before your guests arrive because you might end up picking a wrong color making your home very unattractive and odd.  Give yourself a lead time, for instance, two weeks or so to decide on what color will make your home very appealing.  Planning ahead of time and doing painting jobs a number of days before a gathering is a good move as there will still be a lot of time for the paint to dry up and you will, likewise, have more time putting decorations.  When choosing a paint color, make sure that it blends well with your existing furniture and fixtures for a more elegant look.

If you doubt your taste on colors, you can ask the opinions of people around you.  Avoid purchasing paint if you haven't decided yet what color will look great on the walls of your home.

Color means a lot of things.  If you want your room to look bright, you should use light colored paints.  If you want to create a relaxing mood, choose paints that are dark in color.  And if you want your home to be comfy, pick out warm colors.

Decorating a Small Space

Posted: 01 Oct 2010 03:52 AM PDT

There are many things that you should look at when decorating spaces in your home.  You will have to take into consideration the shape of the room as well as its size.  There is also a need for you to identify the amount of sunlight the room gets and, of course, its ambiance.

If you find it hard to decorate small areas of your home, the following tips might be a big help:

1. Determine your room's ambiance

Does your room always have a cold impression even if it's so sunny outside?  Maybe you need to drape paint on you walls using the most suitable color.  Light and bright colors like baby blue, light yellow or bright cherry red can sprinkle warmth into your room.  As much as possible, stay away from dark and heavy colors because it will just make the space colder.

You can also try employing simple designs like vertical stripes.  If your room is small, do not go for huge and fancy designs for it will make it look so crowded.  It's nice to see big prints on walls of bigger rooms, but not on small ones.  It is not easy to decorate a small room, but it is very challenging.

2. Choosing the right colors

Picking out a color is very important, whether your space if big or small.  Before you decorate a small area of your home, you need to spend some time thinking what color you should choose.  You should also have to decide what kind of look you want your room to have.  Do you want it to look elegant, relaxing, spirited or warm?  Whatever you prefer, see to it that you choose the color that will best define your taste.

Once you have decided what color to use, you are now ready to paint your small space.  It is a basic rule in painting to start with the ceiling.  Larger rooms usually have white ceilings, but in smaller rooms, you should opt for a color lighter than the shade of your walls.  The color need not necessarily be similar to the main color.  You can definitely combine different colors in your room as long as they blend well together.

When choosing color combinations, try using a color wheel.  This will make you see if the colors that you chose perfectly jive together.  For instance, the colors blue and green are already very acceptable and they really are a perfect match.
